Gutter survey in Temple Mills, Greater London
Gutter surveys in Temple Mills, backed by more than 20 years’ experience. You get a clear report with photos.
- Gutters overflowing in heavy rain
- Fascia boards damaged by overflowing water
- Gutters packed with leaves or moss
Useful tips for Temple Mills property owners
There is plenty you can do without going near the roof. What helps most:
- Look for new stains on ceilings below valleys after rain
- Don’t climb a ladder to look in the gutters
- Do not leave hidden gutters out of a clear-out
- Check that downpipes are firmly fixed to the wall
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.
Gutter survey in Temple Mills: what you get
Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely, from ground level, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, valley gutters and eaves gutters, and people most often book us about water backing up from a hidden gutter and downpipes that are split or coming away.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Temple Mills, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours on an ordinary house, or half a day or so for a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so in Temple Mills we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- First, you let us know what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building

Advice
Temple Mills homes and their roofs
About 1.6 miles west lies Sutton House, a reminder of how long the area around Temple Mills has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Temple Mills is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Homes near green spaces such as Mabley Green can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building such as Chobham Academy, large buildings have long gutter runs and big roofs that need checking like any other.

FAQs for Temple Mills
Is parking a problem for a survey in Temple Mills?
Parking in Temple Mills, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
How do I find out if my home in Temple Mills is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Will I get photos?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Prices for gutter surveys in Temple Mills
What a survey costs depends on the time and equipment it needs. That comes down to:
- The height of the building and how the roof can safely be seen
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
- Which survey package you book
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Getting in touch
To price your survey accurately, we will ask about:
- Photos of the roof, taken safely from the ground or a window
- Your timetable, such as an exchange date
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
Most bookings start with a short call: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.
When to book a survey in Temple Mills
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Common reasons to book include:
- Overflowing valley or parapet gutters
- Hoppers and outlets full of debris
- Gutters that have fallen out of line
- Leaks at the gutter joints
If you run a business near Westfield Stratford City, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Before you book any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
- Which limits apply to the survey
- Their track record with similar roofs

Surveys for landlords and agents in Temple Mills
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
What a gutter survey does not cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Rot or damp concealed behind fascias or inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s hidden inside a downpipe
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
