Gutter survey in East Village: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. We’re frequently asked to look into gutters that have fallen out of line and valley or box gutters that overflow inside, on downpipes, eaves gutters and outlets and hoppers.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Watch ceilings under valley gutters for fresh marks
  • Watch the gutters during heavy rain
  • Watch for green marks down the brickwork
  • Book gutter clearing once a year, more frequently near trees

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Why act early in East Village

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

FAQs for East Village

Can parking be tricky for a visit in East Village?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Is my home in East Village listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the season matter for a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Do you cover East Village for gutter surveys?

Yes. East Village is part of the area we cover.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens on the day

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, it usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building

Roofs, chimneys and gutters in East Village

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Sutton House, about 1.8 miles west, show how far back building in the area around East Village goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Landlords with a home close to Stratford International station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to St Eleutherius: old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park like Mabley Green, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Pipes below ground level

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.
