East Village Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in East Village. We’ve completed more than 5,000 surveys across London and the South East.
- Outlets choked with leaves and silt
- Gaps at upstands and abutments
- Splits and cracks in the covering
Flat roof surveys for homes and businesses in East Village
We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey EPDM rubber, upstands and outlets and mastic asphalt, and people most frequently book us about loose or cracked edge trims and splits, cracks and crazing.
Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in East Village, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Flat roofs in East Village
Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. East Village has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
Take an older house close to St Eleutherius: flat-roofed rear additions and dormers added over the years are worth checking. Sutton House lies about 1.8 miles west, so building around East Village goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

What we cannot see
It’s a careful look at the flat roof, not the whole story. Its limits include:
- Testing older roof sheets for asbestos
- Fragile surfaces, which we don’t walk on
- A structural engineer’s assessment of the deck
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What our survey covers.
What we check
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
- GRP fibreglass
What we’re asked to look at in East Village
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Most people get in touch when they’ve noticed one of these:
- Outlets that hold water back
- Cracked or split membrane
- Failed seals around rooflight kerbs
- Edge trims that have lifted or split
If you let a flat or house near Stratford International station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
What to check before booking
- Their track record with similar roofs
- Whether you get a written report with photos
- Whether the inside of the roof is included
- Is there a chance to talk the report through?
FAQs for East Village
How do I find out if my home in East Village is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can you look at the flat roof of a hotel or office near East Village?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
What happens next?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Note where water lies after a downpour
- Ask whoever fits equipment on the roof to make good the covering
- Note any new marks on ceilings beneath the roof
- Keep people off the roof unless they need to be there
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours at most homes, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Tell us about parking before the day
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices
How to book
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or email us.
Related advice
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
