East Village Roof Leak Investigation
Roof leak investigations in East Village and the rest of Greater London. We survey on weekdays, Saturdays and Sundays.
- Damp patches next to the stack
- Brown rings on upstairs ceilings
- Leaks that appear only in driving rain
Signs you need a roof leak investigation in East Village
Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
Problems we come across frequently include:
- Water coming in around a roof light or dormer
- Wet patches high on an inside wall
- Leaks that appear only in driving rain
- Condensation that looks like a leak
Shop and office owners around Westfield Stratford City may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Roof leak investigation in East Village
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it’s safe to see it. Typical surveys look at damp underlay across a wide area and damp on a chimney breast, on lead flashings, rooflights and dormers and the roof space.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we’re given access to in East Village, inside and out. Let us know when the water shows, and in what kind of weather.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

What happens if roof problems are left?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That is often what breaks the cycle. In East Village, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Should I look at the roof myself first?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
East Village roofs and the weather
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Different coverings let water in at different points, which shapes where the search starts. Sutton House, about 1.8 miles west, is one of the historic houses in the wider area around East Village. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you live near a park such as Mabley Green, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you let a flat or house near Stratford International station, tracing a leak quickly matters when a tenant is living with it.

How the survey works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.

How the survey changes by roof type
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.
When you need someone else
To be straight with you, a roof survey has limits:
- Putting the leak right
- What’s under the covering or behind the plaster
- An intermittent leak that shows no trace on the day
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
What we check
- Lead flashings
- Slate and tile slopes
- Flat roof details
- Valleys and parapet gutters
- Chimney stacks
- Rooflights and dormers
- The roof space
East Village questions
Is parking a problem for a survey in East Village?
It depends on the street. If East Village has controlled parking where you are, a visitor permit is the easiest answer.
Do you carry out roof surveys in East Village?
Yes, East Village is one of the places we work. Every survey there gets the same written report with photographs.
Could my leak actually be condensation?
Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Can every leak be traced?
We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.
What’s in the report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.
