What we’re asked to look at in East Village

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

A survey makes sense if you’ve noticed:

  • Chimney stacks in poor repair
  • Choked outlets and gutters
  • Failed flashings at walls and chimneys
  • Worn ridges, hips and verges

Shop and office owners around Westfield Stratford City may find that a roof report helps plan work around trading rather than after a leak.

What to check before booking

  • Whether you get a written report with photos
  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?

What a roof survey includes

How a landlord roof survey works in East Village

Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey blocks of flats, flat roofs on blocks and shared roofs, and the problems we’re asked to look at most are worn ridges, hips and verges and slipped or missing slates and tiles.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in East Village with this kind of roof, the hidden gutter is one of the first things to check.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Different roofs, different checks

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. We note what we can see.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

Your questions about landlord roof surveys in East Village

Do you survey roofs for landlords with property near Stratford International station?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building.

Is my home in East Village listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we’ll say so.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you cover East Village?

Yes. We carry out landlord roof surveys in East Village.

How it works

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In East Village, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Keep pets in another room
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed

Advice

Leave it or get it looked at?

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Prices for landlord roof surveys in East Village

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • House, block, shop or office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Dates you are working to, such as exchange
  • The address and postcode of the property
  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a landlord roof survey looks like in East Village

About 1.8 miles west lies Sutton House, a reminder of how long the area around East Village has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near St Eleutherius, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Stratford International station may find that a dated record of the roof is useful when planning maintenance across a let.
