Thermal roof survey in East Village

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’ve noticed gaps in loft insulation and patches of heat loss across the roof, we can find out what’s behind it, on insulated roof spaces, pitched roof slopes and ceilings below the roof alike.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in East Village is checked before any drone flight, and where permission is needed, the flight waits for it.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Rented homes, blocks and businesses

Landlords, agents and building managers in East Village and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What affects the cost of thermal roof surveys

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely
  • The type of building, from a house to a block or an office
  • The roof’s overall size

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

A little information up front helps. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • Dates you’re working to, such as exchange

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Common roof problems in East Village

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

We’re frequently asked to look at:

  • Wet insulation beneath the membrane
  • Thin or uneven insulation in the roof
  • Heat escaping through the roof
  • Cold areas below the roof

If you look after a building such as Chobham Academy, a drone or thermal camera can show a large roof in a single visit.

Questions from East Village

How do I find out if my home in East Village is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is drone flying allowed in East Village?

It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 2 miles of East Village. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Do you cover East Village for thermal roof surveys?

Yes. Our area covers London and South East England, East Village included.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Loft insulation

The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.

What a thermal roof survey looks like in East Village

The wider area around East Village has a long history of building, with Sutton House about 1.8 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Within a mile and a half or so of East Village there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once.

If you own one of the older houses in the streets near St Eleutherius, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Shop and office owners around Westfield Stratford City may find that large commercial roofs are frequently easiest to see from the air or with a thermal camera.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Surveys in East Village can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey
