Flat roofs in East Village

The wider area around East Village has a long history of building, with Sutton House about 1.8 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. East Village has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you run a hotel or guest house in or near East Village, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. For site and facilities teams at buildings such as Chobham Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

East Village is about 1 mile north-west of Stratford, in Greater London. We provide electronic leak detection for homes and businesses in East Village. Across Greater London, we cover East Village and the places around it.

Electronic leak detection for homes and businesses in East Village

There are different ELD methods. Low-voltage methods usually need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we will explain our choice. We’ll say if your roof does not suit either method before any testing starts. If you’ve noticed holes left by work on the roof and leaks through a covered membrane, a survey will tell you what’s going on.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In East Village, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes longer on a large roof than a small one, with the construction of the roof playing a part too. From the street, a London terrace typically shows only its front slope or parapet, so in East Village we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photos in a report for your roofer.

Before we arrive

  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors
  • Point out any leaks or damp patches

Inverted and paved roofs

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

Useful tips for East Village property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Find the breach before more patching
  • Act on new leaks promptly
  • Share any drawings of the roof
  • Note where leaks show inside and when

Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.

Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.

Common roof problems in East Village

Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.

People typically book a survey after spotting one of these:

  • Breaches hidden under paving or planting
  • A flat roof leak that can’t be traced
  • New membranes needing a check before handover
  • Leaking laps in the waterproofing

If you look after a shop, office or commercial unit, for example near Westfield Stratford City, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Whether the loft is part of the inspection
  • What follow-up you get after the report
  • Whether you get a written report with photos

What to expect from a roof survey

What affects the cost of electronic leak detection

Prices vary from roof to roof, for these reasons:

  • How big the roof is
  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

These details help when you get in touch:

  • What made you get in touch
  • Dates you’re working to, like exchange
  • The address and postcode of the property
  • What kind of property and roof it is

Photos help, if you have them. Take them safely from the ground or a window. To get started, phone 07833 053749 or use the contact form.

Questions from East Village

Do you look at commercial flat roofs near East Village, like hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Will parking be an issue for a roof survey in East Village?

Sometimes, yes. If East Village has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Does ELD include fixing the breach?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
