Electronic leak detection for Maryland homes and businesses

What we look for on each type of roof

Bituminous membranes

Older felt roofs often have seams and patches where breaches occur. Testing depends on the roof.

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.

Electronic leak detection for homes and businesses in Maryland

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or to test a new membrane before it’s covered. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Just ask about your roof. We survey commercial flat roofs, roof terraces and balconies and liquid-applied waterproofing, and the problems we’re asked to look at most are waterproofing to test before it’s covered and repairs that haven’t stopped the leak.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Maryland, the flat roof is frequently a shared part of the building.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Useful tips for Maryland property owners

From years of surveys, a few habits stand out as worth the effort:

  • Use boards when working on the roof
  • Stay off the flat roof unless needed
  • Consider ELD before paving or planting goes on
  • Record dates and spots where water appears

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Ask trades working on the roof to protect the membrane when fitting equipment. Have the roof looked at after other work.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Electronic leak detection around Maryland

With Sutton House about 2.1 miles west, Maryland sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If yours is one of the older homes in the streets near Church of St John the Evangelist, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Stratford (London) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a hotel or guest house in or near Maryland, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Maryland is about 3 miles south of Walthamstow, in Greater London. From houses to flats and shops in Maryland, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Greater London, large and small.

Electronic leak detection in E15, E20 and E7 work the same way as everywhere else we cover. Streets in the area include Cam Road, Ward Road and Wise Road, all of which we cover. Local landmarks in Maryland

In Maryland, that means homes and buildings near Sarah Bonnell School, West Ham Park and Carpenters Primary School, among other places. There is a railway station in Maryland itself: Stratford (London) station. A little further out are Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). Not far away are Old Ford Island and Hollow Pond.

Questions from Maryland

Do you cover commercial flat roofs around Maryland?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

How do I find out if my home in Maryland is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What is electronic leak detection?

A sound membrane blocks the test current, but a hole lets it through. That is how we locate breaches you can’t see.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Will you repair the leak?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

The survey, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey usually takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote. London terraces rarely offer a view of the whole roof from one spot, so a visit in Maryland moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

What electronic leak detection does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The extent of water in the insulation
  • Leaks from walls, copings or rooflights
  • Fixing the holes we find

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.
