Your questions about chimney surveys in East Village
Can a landlord with a rental near Stratford International station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.
How do I find out if my home in East Village is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can you survey at the weekend?
Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
Chimney survey in East Village: what you get
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey brick chimney stacks, chimney breasts and flaunching, and the problems we are asked to look at most are cracked or missing flaunching and signs that a stack is leaning.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In East Village, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later.

What we can’t see
To be straight with you, a roof survey has limits:
- What’s inside the brickwork or behind render, without opening up
- The inside of the flue, which needs a sweep or flue specialist
- Structural calculations for a leaning stack

Chimney surveys in East Village: local notes
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Sutton House, about 1.8 miles west, show how far back building in the area around East Village goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Chobham Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Mabley Green shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

When to book a survey in East Village
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
These are some of the problems a survey can pick up:
- Cracked or missing flaunching
- Unused flues sealed without airflow
- A stack that appears to lean
- Worn or missing pointing
If you live in an older home near St Eleutherius, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Leave close inspection to people with safe access
- Glance at the stacks from the street now and then
- Keep the report to compare against at the next survey
- Make sure fixings on the stack are secure
Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes between one and two hours for most homes, a little longer where there are several stacks. Surveys in East Village can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- Let us know about any leaks, stains or damp patches you know of
- Keep pets inside or away from the areas we’re looking at
