Chimney surveys for homes and businesses in Hackney Wick

On terraced and semi-detached houses, a chimney stack is often shared with next door. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. Typical surveys look at staining on walls around the chimney and gaps in the mortar around the pots, on chimney breasts, shared and party-wall stacks and brick chimney stacks.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Hackney Wick, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Hackney Wick questions

Can a landlord with a rental near Hackney Wick station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building.

Is parking a problem for a survey in Hackney Wick?

Sometimes, yes. If Hackney Wick has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at most homes, and about three to four hours for a commercial roof. The report is sent afterwards by email.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

What will the report tell me?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What a chimney survey looks like in Hackney Wick

Historic houses such as Sutton House, about 1.3 miles west, show how far back building in the area around Hackney Wick goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Mossbourne Riverside Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park like Mabley Green, or anywhere with mature trees, autumn leaves can block gutters and valleys. Landlords with a home close to Hackney Wick station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours for most houses, and longer for a large or complex roof. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Note where any stains or damp appear
  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

How to book

Leave it or get it looked at?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we cannot view from safe positions
  • Structural calculations for a leaning stack

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Check your stacks from the ground after strong winds
  • Keep the report to compare against at the next survey
  • Find out whether changes to a stack need permission
  • Use a Gas Safe registered engineer for gas appliances

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Landlords, agents and block managers in Hackney Wick

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

What affects the cost of chimney surveys

We confirm the exact price before booking. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch
