Landlord roof survey in Fish Island

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey rented houses, shared roofs and converted houses, and common reasons people get in touch are failed flashings at walls and chimneys and ceiling stains reported by tenants.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Fish Island as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What a survey costs

All our prices include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • What made you get in touch
  • When you need the report by
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Surveys for landlords and agents in Fish Island

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What a landlord roof survey looks like in Fish Island

Sutton House, about 1.3 miles north-west, is one of the historic houses in the wider area around Fish Island. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near St Mary of Eton, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Grove Hall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take a building like Mossbourne Riverside Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Fish Island is about 1 mile west of Stratford, in Greater London. Surveys in Fish Island work the same way as everywhere we cover: a careful look at whatever is safely visible, photographs and a clear written report. Our area takes in places right across Greater London, large and small.

Surveys in E3, E9 and E20 work the same way as everywhere else we cover. That includes homes and businesses on Wick Lane, Dace Road and Wyke Road and the roads around them. Close by, we survey roofs in Hackney Wick (1 mile north), Old Ford (1 mile south), Donnybrook Quarter (1 mile south-west), Bow (1 mile south) and East Village (1 mile north-east). We also work in nearby towns like London (4 miles south-west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (8 miles west), St Pancras (4 miles west) and Shoreditch (3 miles west).

What happens if roof problems are left?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we cannot see

Before booking, it’s worth knowing what a survey won’t do:

  • Roof areas we weren’t given access to
  • Walls, floors and services beyond the roof
  • The structure in the way a structural engineer would assess it

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

FAQs for Fish Island

Do you survey roofs for landlords with property near Hackney Wick station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Fish Island is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most houses, while a commercial roof takes nearer three to four hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Fish Island moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey
