Drone roof surveys for homes and businesses in Maryland

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. If you are worried about cracked mortar along the ridge and slates or tiles shifted by high winds, we can find out what’s behind it, whatever the roof.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. The extra view helps most on steep slopes, tall stacks and rear additions.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Drone roof surveys around Maryland

The flight restriction zone around London City Airport comes within about 2 miles of Maryland. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Controlled parking zones are common in London, so mention any permit rules for Maryland. If you look after a shop, office or commercial unit, for example near Stratford Centre, thermal images can show trapped moisture across a wide commercial roof.

Maryland is about 3 miles south of Walthamstow, in Greater London. Bookings from Maryland are handled just like any other: get in touch, agree the price and pick a day. Maryland is one of the towns and villages in Greater London where we work.

All of E15, E20 and E7 is covered for drone roof surveys. Streets in the area include Cam Road, Ward Road and Wise Road, all of which we cover. If you’re just outside Maryland, we cover Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Larger places within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

Near you in Maryland

Around Maryland, our work takes us to homes and buildings near Sarah Bonnell School, West Ham Park and Carpenters Primary School and the streets around them. Maryland has its own railway station: Stratford (London) station. A little further out are Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). For a walk, there is Old Ford Island and Hollow Pond.

What we look for on each type of roof

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. From the air, every course of slates or tiles can be seen.

Chimney stacks

Our drone check of a chimney is visual, not a flue, gas or sweep inspection. We’ll say if a specialist is needed.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch

How we price drone roof surveys

Prices always include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.

Getting in touch

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date
  • The style of property, from a terrace to a block
  • What made you get in touch

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

Maryland: your questions answered

Is drone flying allowed in Maryland?

Usually it comes down to two things: the airspace at the address and the weather. Maryland is about 2 miles from the edge of the flight restriction zone around London City Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Maryland?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

How long is the visit?

Expect it to take between one and two hours at a house, including the airspace and weather checks before take-off. You’ll then get the report by email, on the timescale of your package.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What we are asked to look at in Maryland

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years, which is why owners turn to a drone.

We’re often asked to look at:

  • Lead work pulling away at abutments
  • Hidden gutters full of leaves
  • Cracked mortar along the ridge
  • Cracked flaunching or loose chimney pots

Sutton House lies about 2.1 miles west, so building around Maryland goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • Whether VAT is added on top

What’s in a roof survey

Why it is worth a survey now in Maryland

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. In Maryland, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
