Drone roof surveys near Stratford

Drone roof survey in Stratford: what you get

A drone shows the outside of a roof very well, but it can’t see inside. We check the loft from inside where it’s safe, since that is where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’re worried about ponding and splits on a high flat roof and vegetation in valleys and gutters, a survey will tell you what’s going on, whatever the roof.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Stratford is checked before any drone flight, and where permission is needed, the flight waits for it.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • Photos in conditions too poor to fly
  • Close-up photos of next door’s property
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we look at

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks
  • Tall and steep roofs

Useful tips for Stratford property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Allow for a change of day in poor weather
  • Mention anything you’ve noticed on the roof
  • Tell us the exact address when you book
  • Allow time for permission if you are in a flight restriction zone

You get an in-person consultation with the Premium Survey to go through what the drone showed. You can ask about anything that isn’t clear.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Stratford questions

Can parking be tricky for a visit in Stratford?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Does a conservation area affect roof work in Stratford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the best way to book?

Simply phone 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.

Will you walk on the roof?

Only if it is safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In a London area like Stratford, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. We also look inside the roof space where it’s safe.
  5. The report sets out what we found, with photos and recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street

How to book

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Airspace, weather and Stratford roofs

Stratford is about 2 miles from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Within a mile and a half or so of Stratford there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

If you live in an older home near Church of St John the Evangelist, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a hotel or guest house in or near Stratford, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Stratford is about 5 miles north-east of London, in Greater London. Whether the building in Stratford is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Greater London coverage includes Stratford and the places around it.

Surveys in E15, E20 and E3 work the same way as everywhere else we cover. If you need a drone roof survey at a property on Gay Road, Cam Road and Eve Road or anywhere close by, we can help. Other places close to Stratford include Maryland (1 mile east), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Hackney Wick (1 mile west). Larger places within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

For a walk, there is Hollow Pond and Old Ford Island.

Why act early in Stratford

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so the survey does not create new problems. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we’re asked to look at in Stratford

Large roofs take a long time to see on foot. The drone covers the surface area by area, showing patterns of wear that are hard to spot up close. You see the whole roof, not just the parts near an access point.

Typical things we are asked to look at include:

  • Moss building up on slopes and in gutters
  • Wind damage high on the roof
  • Blocked valleys and parapet gutters
  • Lifted or split lead flashings

Shop and office owners around Stratford Centre may find that big, flat commercial roofs are where close-up aerial shots and thermal images help most.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • Which parts of the roof they’ll actually see
