Wondering about the chimney stack at a property in Greengate? You can book a chimney survey in Greengate and across Greater London, with plain-English findings.

How a chimney survey works in Greengate
We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. If you’re worried about damaged chimney pots and cowls and cracked or missing flaunching, a survey will tell you what’s going on, on brick chimney stacks, chimney breasts and lead flashings alike.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Greengate are no exception. Shared chimney stacks and the lead around them are just as important to check.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes between one and two hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- The findings are written up with photographs and recommendations and emailed to you.

Chimney breasts and the loft
Damp patches on chimney breasts frequently point to a problem above. We check them and at the stack in the loft where there’s safe access.
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It is usually a modest repair when it is caught early.
What affects the price in Greengate

What a chimney survey looks like in Greengate
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.1 miles east lies Eastbury Manor House, a reminder of how long the area around Greengate has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live near a park like West Ham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you own a rental within reach of West Ham station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Andrew's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Greengate is about 4 miles east of Whitechapel, in Greater London. In Greengate, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Greengate. For surveys nearby, see our London page.

Greengate: your questions answered
Do you survey roofs for landlords with property near West Ham station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Greengate?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
How much is a survey?
Chimney survey starts from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.
Do you work in Greengate?
Yes. We survey roofs across London and South East England, Greengate included.
Will you go up on the roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Is this a RICS survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Check that disused chimneys can still breathe
- Leave close inspection to people with safe access
- Keep track of stains on chimney breasts
- Check your stacks from the ground after strong winds
Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
