Gutter survey in Upton

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey downpipes, parapet and box gutters and outlets and hoppers, and people most often book us about fascia boards damaged by overflowing water and downpipes that are split or coming away.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Honest limits

It is useful to know what a survey will not do before you book:

  • The inside of buried drains
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. In Upton, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch
  • Have any paperwork from past roof work to hand

Book a survey

If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Roof by roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

FAQs for Upton

I let a flat near Forest Gate station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.

Will parking be an issue for a roof survey in Upton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or email us to arrange it.

Do you cover Upton for gutter surveys?

Yes. We survey roofs in Upton and the rest of Greater London. For a price, call 07833 053749 or use the contact form.

How much time does the visit need?

It typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We’ll give you an idea as you book.

Will the survey check for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Local roofs in Upton

With Valentines Mansion about 2.8 miles north-east, Upton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park such as West Ham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. Anyone responsible for a site like Elmhurst Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Forest Gate station, the gap between tenancies is a good time to have the roof looked at.

What a survey costs

When we price a survey, we consider:

  • The height of the building and how the roof can be seen safely
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any photos you have, taken from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • The kind of building and roof involved

To get a price for gutter surveys in Upton, call 07833 053749 or drop us an email. The address, the type of property and what you need to know help us give you an accurate price.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Include valley, parapet and box gutters when clearing
  • Get trees that overhang the gutters trimmed
  • Check from ground level or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
