Your questions about landlord roof surveys in Cyprus
Is my home in Cyprus listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Woolwich station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you work in Cyprus?
Yes. We carry out landlord roof surveys in Cyprus.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
What’s the best way to book?
To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Will you go up on the roof?
Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How a landlord roof survey works in Cyprus
Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access and we will say what we need when booking. Any part we couldn’t reach is noted in the report. Typical surveys look at worn ridges, hips and verges and gaps where tiles or slates have slipped, across gutters and downpipes, rented houses and converted houses.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Cyprus are no exception. Shared chimney stacks and the lead around them are just as important to check.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Do you need a landlord roof survey in Cyprus?
Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Problems we come across often include:
- Damaged party-wall upstands or parapets
- Gutters overflowing onto walls
- Failed flashings at walls and chimneys
- Splits and blisters in flat roof coverings
If you let a flat or house near Woolwich station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Before you book any roof surveyor
- How long they’ve been surveying roofs
- How long the report takes to arrive
- What the report includes, and whether it has photographs
- Whether any drone flown is registered with the CAA
Prices for landlord roof surveys in Cyprus
When we price a survey, we consider:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
For a price for your roof in Cyprus, phone 07833 053749 or email us and let us know about the roof. We will confirm the figure before booking.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to let us know:
- Photos of the roof, taken safely from the ground or a window
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
- The address and postcode of the property
When you are ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Tips from our surveys
From years of surveys, a few habits stand out:
- Give tenants a simple way to report leaks
- Ask your managing agent about lease terms
- Do not wait for a leak to survey the roof
- Tell tenants when we are coming
The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

How the survey works
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Cyprus moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
How to prepare
- For a flat or shared roof, check access with the building owner or managing agent
- Find any records of previous roof work
- Buyers: confirm access with the estate agent or seller

Roofs, chimneys and gutters in Cyprus
About 2.3 miles north-east lies Eastbury Manor House, a reminder of how long the area around Cyprus has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as Winsor Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your home is one of the older ones in the streets near St Michael and All Angels Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s near Cyprus

For rail, the closest station is Woolwich station, about 1.3 miles south of the centre. What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
How the survey changes by roof type
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
Shared chimney stacks
Shared stacks need everyone involved to agree work and the report helps with that.
