What a landlord roof survey looks like in Silvertown
Historic houses like Queen's House, about 1.9 miles south-west, show how far back building in the area around Silvertown goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For businesses in and around places such as Gallions Reach Shopping Park, a dated report on the roof is useful for planning and for any lease discussions. If your house is among the older ones in the streets near St Barnabas' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Custom House station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Landlord roof surveys for homes and businesses in Silvertown
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We survey shared roofs, rented houses and flat roofs on blocks, and common reasons people get in touch are leaks into upper flats and missing or loose roof coverings.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Silvertown, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Parts of the roof we can’t safely see or access
- Asbestos testing of roof sheets or soffits
- A full structural assessment of the building
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Gutters and downpipes
- Rented houses
- Converted houses
- Flat roofs on blocks
- Shared roofs
- Blocks of flats
The survey, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two for a house, and longer for a block or a building with several roofs. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
How to prepare
- Keep pets in another room
- Agree roof access with the managing agent if it is shared
- If you are buying, check with the agent that we can get in

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Give tenants a simple way to report leaks
- Do not wait for a leak to survey the roof
- Do not store items over the loft hatch
- Tell tenants when we are coming
If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.
Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults typically get worse.

Silvertown questions
I let a flat near Custom House station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Can parking be tricky for a visit in Silvertown?
It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
How do I arrange a landlord roof survey in Silvertown?
To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
Why get it checked now?
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What you get with us
- An independent look at the roof
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Professional indemnity and public liability insurance
- More than 5,000 surveys completed
Different roofs, different checks
Flat roofs on blocks and rear additions
Flat roof outlets frequently clog leaving water standing. They’re checked during the survey.
Shared chimney stacks
Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.
