How the survey changes by roof type

Flashings

Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.

Ridges, hips and verges

Verge details can be rushed and get a proper look.

How new roof snagging works in Manor Park

Roof work frequently leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. If you’re worried about gutters blocked by building debris and underlay ending short at the eaves, we can find out what’s behind it, on new-build homes, ridges and verges and flashings and valleys alike.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Manor Park, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for gutters overflowing in rain
  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date
  • Keep the contract and invoices together

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

File the contract, invoices and warranty papers in one place. The report belongs with them.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most homes, depending on how much new work there is to check. In Manor Park, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in

Advice

Manor Park: your questions answered

Will parking be an issue for a roof survey in Manor Park?

Parking in Manor Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you cover Manor Park?

Yes, Manor Park is one of the places we work. The survey and report are the same in Manor Park as anywhere else.

Will you check every nail and clip?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.

Buying a home or a new roof in Manor Park

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Manor Park is one of them, bay roofs, hips and later dormers each have their own details. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 1.6 miles north lies Valentines Mansion, a reminder of how long the area around Manor Park has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near St Mary's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Controlled parking zones are common in London, so mention any permit rules for Manor Park, along with any off-street space.

Manor Park is about 2 miles north-west of Barking, in Greater London. Roofs in Manor Park get the same thorough look as anywhere else in Greater London. Manor Park is one of the places in Greater London where we work for new roof snagging. London is in our area too.

Prices for new roof snagging in Manor Park

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for the job before booking.

What we need to know

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

Getting a price is simple: just phone 07833 053749 or send us an email, tell us about the property and we’ll point you to the right survey. The price is agreed up front.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

What we are asked to look at in Manor Park

Many people book because something does not look right. Others just want an independent check before paying before signing off the job.

Problems we come across frequently include:

  • Verge tiles or slates not secured
  • Ridge and hip tiles not properly fixed
  • Vents that weren’t fitted or are covered
  • Gaps at new flashings

For landlords with property near Manor Park station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • What they won’t be able to tell you
  • How long the report takes to arrive
