Roof leak investigations in Wallend

Roof leak investigation in Wallend: what you get

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey slate and tile slopes, valleys and parapet gutters and chimney stacks, and the problems we’re asked to look at most are water through the ceiling under a flat roof and damp on a chimney breast.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. A careful look in Wallend tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Wind, rain and roofs in Wallend

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these roof types has its own typical places for water to get in. The wider area around Wallend has a long history of building, with Eastbury Manor House about 1.5 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park such as Loxford Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you own a rental within reach of Barking station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Nelson Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Your questions about roof leak investigations in Wallend

Is parking a problem for a survey in Wallend?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you cover Wallend?

Yes. We cover the whole of London and South East England, and Wallend is part of that. You can call 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

How long will you be at the property?

On site, it normally takes an hour or two, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What a roof leak investigation does not cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • What’s under the covering or behind the plaster
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

What this survey covers

  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks
  • The roof space

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Do not climb onto the roof to look
  • Protect furniture and flooring under the leak
  • Take dated photos of the leak
  • Check whether pipes or tanks run near the stain

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found.

Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.

What affects the price in Wallend

To price your survey, we look at:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available

To find out what your survey will cost, ring 07833 053749 or email us with the address and some details. We will confirm the figure before booking.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • Dates you’re working to, like exchange
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours at most homes, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • Check pets are kept safely away
  • If you’re buying, let the agent know when we are coming
  • Let us know about parking near the property
