How new roof snagging works in Limmo Peninsula
Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them and look in the roof space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. It all goes in the report. If you are worried about poorly finished verges and gaps at new flashings, we can find out what’s behind it.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Limmo Peninsula or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it’s a flat, the lease normally sets out who is responsible for the roof.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

New roof snagging in Limmo Peninsula: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Queen's House about 2.1 miles south, Limmo Peninsula sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
For an older house near a landmark such as Church of St Luke, the roof may have had decades of patch repairs, and the survey shows where they are. For a London address like Limmo Peninsula, it is useful to know about controlled parking before the day.

Do you need new roof snagging in Limmo Peninsula?
Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.
Signs worth acting on include:
- Cracked lower roofs or marked walls after the work
- Loose flashings at walls or chimneys
- Tiles or slates sitting out of line
- Underlay ending short at the eaves
If you own a rental within reach of Custom House station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Choosing a roof surveyor
- What exactly goes into their report
- What insurance they carry
- How long the report takes to arrive
- Whether the inside of the roof is included
What affects the cost of new roof snagging
A few things affect what a survey costs:
- Height and safe access
- How many separate roofs there are, such as extensions, dormers and garages
- The use of thermal imaging or a drone
- House, block, shop or office
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
What we need to know
Before you get in touch, it helps to have:
- How the loft is reached, if there is one
- Any deadline, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, like pitched or flat

Limmo Peninsula questions
Can parking be tricky for a visit in Limmo Peninsula?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Do you carry out roof surveys in Limmo Peninsula?
Yes, Limmo Peninsula is one of the places we work. Every survey there gets the same written report with photos.
What does a new roof inspection cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just call 07833 053749 or use the contact form for a price.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Can you see the fixings under the tiles?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.
Why act early in Limmo Peninsula
A minor snag left alone can turn into a leak. Loose details can let water through during the first winter. Finding them early means they can be dealt with quickly. In Limmo Peninsula, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How the survey changes by roof type
Flashings
Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.
Underlay and ventilation
Roof ventilation reduces the risk of condensation. Fitted vents are checked.
What this survey cannot tell you
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Parts of the roof we can’t see safely
- Pricing the remedial work
- Fixings and underlay hidden under the coverings
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.
What we check
- Loft conversions and dormers
- New flat roofs
- Replacement roofs
- New-build homes
- Flashings and valleys
- Ridges and verges
How the survey works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes between one and two hours for a house, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.
- We start with what the roofer did and when they finished.
- The new coverings and roof edges are inspected as far as can be seen safely.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Before the survey
- Let us know about parking before the day
- Point out any leaks or damp patches
- Keep pets inside or away from the areas we’re looking at
