Common questions in Plaistow

I let a flat near West Ham station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Plaistow listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Plaistow in your area?

Yes. We cover Plaistow and the rest of Greater London, as part of our work across London and South East England. To book, ring 07833 053749 or use the contact form.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a written report with photos and recommendations.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Will you climb onto the roof?

Only when it’s safe. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Roof surveys for homes and businesses in Plaistow

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey ridges, hips and valleys, the roof space and chimney stacks, and common reasons people get in touch are water stains on rafters and ceiling joists and cracked or blistered flat roof coverings.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Plaistow has one, it needs checking from somewhere that can actually see it.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Honest limits

It’s useful to know what a survey will not do before you book:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the building (that’s a RICS home survey)
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.

What a roof survey looks like in Plaistow

Plaistow is inside, or right on the edge of, the flight restriction zone around London City Airport. If your survey includes the drone, we ask the airport for permission first, and only fly if it is given. Historic houses like Queen's House, about 3.2 miles south, show how far back building in the area around Plaistow goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Stratford Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Living close to Keir Hardie Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Do you need a roof survey in Plaistow?

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.

Signs worth acting on include:

  • Worn lead at chimneys and abutments
  • Blocked, sagging or leaking gutters
  • Water stains on rafters and ceiling joists
  • Cracked or blistered flat roof coverings

If your house is among the older ones in the streets near Memorial Community Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Are they insured for the work?
  • Is there a chance to talk the report through?
  • How soon the report will arrive
  • What the survey won’t cover

What a good roof survey covers

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Photograph stains when they appear
  • Check the roof from ground level after storms
  • Mention any damp patches when booking
  • Find records of any re-roofing or repairs

We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for most homes, depending on how many separate roofs there are. In Plaistow, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

Advice

How we price roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • How big the roof is

To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.

What we need to know

Some details help us suggest the right survey and price. When you contact us, tell us:

  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window

Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will point you to the right survey. The price is agreed up front.
