Roof surveys for Upton homes and businesses

Roof by roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.

How a roof survey works in Upton

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey the roof space, natural slate and ridges, hips and valleys, and people most often book us about cracked mortar along the ridge and worn or blocked valleys.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Upton are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photographs and recommendations.

Before the survey

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

What a roof survey doesn’t cover

Before booking, it’s worth knowing what a survey will not do:

  • Structural calculations (that is a structural engineer’s job)
  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

Roofs we survey in Upton

  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Natural slate

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Leave roof access to professionals
  • Include dormers, porches and garages as you book
  • Let us know about any leaks or stains you’ve seen
  • Look for debris in the garden after high winds

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Common roof problems in Upton

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

Here are some of the things we see frequently:

  • Condensation or damp timbers in the loft
  • Valley linings that have cracked or split
  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks

Trees in and around West Ham Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What’s in a roof survey

Upton: your questions answered

Is my home in Upton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is drone flying allowed in Upton?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London City Airport comes within about 1 mile of Upton. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Is Upton in your area?

Yes, we do. We carry out roof surveys in Upton, and the service is the same as everywhere else we work.

Do you go up on the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

Do you need to get into the loft?

Typically, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What a roof survey looks like in Upton

Valentines Mansion, about 2.8 miles north-east, is one of the historic houses in the wider area around Upton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. The flight restriction zone around London City Airport comes within about 1 mile of Upton. Where the drone is part of the survey, we check the exact boundary for the address before flying.

For site and facilities teams at buildings such as Elmhurst Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near Stratford Centre, a dated report on the roof is useful for planning and for any lease discussions.
