Independent gutter surveys in Cubitt Town

Gutter surveys for homes and businesses in Cubitt Town

We carry out gutter surveys in Cubitt Town as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view from the ground, windows, the roof space and the roof where it is safe. A visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. Typical surveys look at blocked outlets and hoppers and fascia boards damaged by overflowing water, across outlets and hoppers, downpipes and fascias and soffits.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Cubitt Town, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Leave it or get it looked at?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below normally during the worst downpours. Having them checked before autumn and winter makes sense. Any roof job in Cubitt Town means planning around parking, neighbours and access. That is a good reason to find problems early, while there is time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Cubitt Town moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Jot down any questions you want answered
  • Leave a clear route to the loft

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s behind fascias and inside walls
  • Pipes below ground level
  • Blockages deep inside downpipes

Cubitt Town questions

I let a flat near Canary Wharf station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Cubitt Town listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Gutter surveys around Cubitt Town

Historic houses such as Queen's House, about 1.1 miles south, show how far back building in the area around Cubitt Town goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.

For businesses in and around places like Surrey Quays Shopping Centre, a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Canary Wharf station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Mudchute Park and Farm is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
