Signs you need a gutter survey in Kidbrooke

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Things that frequently lead to a survey include:

  • Gutters overflowing in heavy rain
  • Overflowing valley or parapet gutters
  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers

Homes near green spaces like Eltham Common can get more leaves in their gutters in autumn.

What to check before booking

  • What exactly goes into their report
  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What follow-up you get after the report

What a roof survey includes

Gutter survey in Kidbrooke: what you get

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. Typical surveys look at brackets that have dropped or snapped and gutters packed with leaves or moss, on eaves gutters, outlets and hoppers and valley gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Kidbrooke has one, it needs checking from somewhere that can actually see it.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why act early in Kidbrooke

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Why book us in Kidbrooke

  • Two decades and more of roof surveys
  • Drones and thermal imaging where applicable
  • More than 5,000 surveys completed
  • CAA-registered drone operator (Flyer ID and Operator ID)

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • House, block, shop or office
  • How big the roof is

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What to let us know when you contact us

To price your survey accurately, we will ask about:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • Your postcode, so we can check access and travel

Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

What we look for on each type of roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check downpipe clips are holding
  • Ask for valleys and parapet gutters to be cleared too
  • Watch for green marks down the brickwork
  • Book gutter clearing once a year, more frequently near trees

For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Kidbrooke: your questions answered

Is parking a problem for a survey in Kidbrooke?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Do you survey roofs for landlords with property near Kidbrooke station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

What happens on the day

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so a visit in Kidbrooke moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a report with photos and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about parking before the day

Advice

Gutter surveys around Kidbrooke

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.3 miles south lies Eltham Palace, a reminder of how long the area around Kidbrooke has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Kidbrooke station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near St Barnabas, its chimney, valleys and lead work are likely to be the parts that need attention first.
