Gutter surveys near Eltham

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Watch the gutters during heavy rain
  • Note any damp stains below the gutters
  • Don’t leave hidden gutters out of a clear-out
  • Look for downpipes coming loose

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Gutter surveys for homes and businesses in Eltham

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We’re often asked to look into overflowing eaves gutters and cracked or loose downpipes, across downpipes, fascias and soffits and valley gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Eltham as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

FAQs for Eltham

I let a flat near Mottingham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is parking a problem for a survey in Eltham?

Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How long does a gutter survey take?

It usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, phone 07833 053749 or send us an email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Landlords, agents and block managers in Eltham

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What we cannot see

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Gutters out of sight from each safe vantage point
  • What’s hidden inside a downpipe
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Eaves gutters
  • Valley gutters

Eltham homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Eltham Palace, about 0.4 miles north-west, show how far back building in the area around Eltham goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you look after a building like St Thomas More Catholic Comprehensive School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces such as Horn Park can get more leaves in their gutters in autumn. The streets around a church such as Church of Holy Trinity are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Eltham is about 7 miles west of Dartford, in Greater London. Whether the building in Eltham is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Greater London, large and small. Our London page covers surveys nearby.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a house, and longer for a large or complex roof. From the street, a London terrace usually shows only its front slope or parapet, so in Eltham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

Advice

What happens if roof problems are left?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
