Gutter survey in New Eltham: what you get

We carry out gutter surveys in New Eltham as part of our cover across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the loft space. A visit typically takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Afterwards, you get a written report with photos and recommendations. We survey valley gutters, eaves gutters and outlets and hoppers, and people most often book us about water spilling over the gutter edge and blocked outlets and hoppers.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in New Eltham has one, it needs checking from somewhere that can actually see it.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

New Eltham questions

How do I find out if my home in New Eltham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near New Eltham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

Landlord and commercial surveys in New Eltham

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check downpipe clips are holding
  • Have overhanging branches cut back
  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Gutter surveys in New Eltham: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.1 miles north-west lies Eltham Palace, a reminder of how long the area around New Eltham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as All Saints Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Elmstead Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For site and facilities teams at buildings such as Wyborne Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Lead is also a target for theft.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

How we price gutter surveys

All our prices include VAT. What changes the price is:

  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building

Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to let us know when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Honest limits

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Eaves gutters

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a visit in New Eltham, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building
