Landlord roof surveys for homes and businesses in Plaistow

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. Typical surveys look at loose ridge or hip tiles and ceiling stains reported by tenants, on blocks of flats, rented houses and gutters and downpipes.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Plaistow, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about 1–2 hours at most homes, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in Plaistow we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Advice

Why get it checked now?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. Any roof job in Plaistow means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

FAQs for Plaistow

Can parking be tricky for a visit in Plaistow?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is my home in Plaistow listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.

Who typically books a landlord or block roof survey?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs. Just ring 07833 053749 or email us for a price.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Survey the roof on a regular cycle
  • Check your lease or ask a solicitor about who pays
  • Hold on to old reports to compare later
  • Put urgent roof work at the top of the list

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.

How we price landlord roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Local roofs in Plaistow

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Plaistow has a long history of building, with Bromley Palace about 1.2 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as St Mary’s Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Burnt Ash Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Downham Fields shed leaves that can end up in nearby gutters.
