Gutter survey in Elmstead, Greater London
We carry out gutter surveys in Elmstead and the rest of Greater London. We survey on any day of the week.
- Leaking or loose downpipes
- Gutters packed with leaves or moss
- Water spilling over the gutter edge
What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes between one and two hours on an ordinary house, and longer for a large or complex roof. Surveys in Elmstead can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- A report with photos and recommendations follows.
Preparing for the visit
- Tell us about parking before the day
- Tell us about any leaks, stains or damp patches you know of
- Jot down any questions you want answered

Advice
Gutter surveys for homes and businesses in Elmstead
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey downpipes, fascias and soffits and valley gutters, and common reasons people get in touch are water backing up from a hidden gutter and overflowing eaves gutters.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Elmstead has one, it needs checking from somewhere that can actually see it.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
How the survey changes by roof type
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Cast iron gutters
Cracks frequently open on the back of cast iron downpipes, so we look closely at the walls around them.
What a gutter survey looks like in Elmstead
About 1.5 miles south-west lies Bromley Palace, a reminder of how long the area around Elmstead has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Elmstead is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
The streets around a church like Christ Church are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For businesses in and around places like The Glades, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park like Elmstead Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

To be straight with you, a roof survey has limits:

Why act early in Elmstead
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Elmstead: your questions answered
Do you survey roofs for landlords with property near Elmstead Woods station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.
Is my home in Elmstead listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or send us an email.
