Pre-purchase roof surveys near Puddledock

What a pre-purchase roof survey looks like in Puddledock

If your survey includes the drone, the flight is checked against the Drone Safety Map first. About 0.6 miles north-west lies Chartwell, a reminder of how long the area around Puddledock has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

As a London address, Puddledock can be tricky for parking: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. For an older house near a landmark such as Holy Trinity Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Edenbridge station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Pre-purchase roof survey in Puddledock: what you get

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. If you’ve noticed blistered or split felt on a flat roof and slates or tiles that have slipped or gone, a survey will tell you what’s going on, whatever the roof.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Puddledock might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we check

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate

Why get it checked now?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, and you can line up a roofer before small faults grow. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Roof by roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Prices for pre-purchase roof surveys in Puddledock

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How big the roof is
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Your timetable, like an exchange date
  • What kind of property and roof it is

We confirm the exact price before you book, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Common questions in Puddledock

Does a conservation area affect roof work in Puddledock?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is drone flying allowed in Puddledock?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Do you inspect the roof from on top?

Only where it’s safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where it applies.

How long does a pre-purchase roof survey take?

On site, it normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How the survey works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered
