What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What this survey covers

Gutter surveys for homes and businesses in Four Elms

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. We’re often asked to look into brackets that have dropped or snapped and soffits marked by water, across eaves gutters, outlets and hoppers and fascias and soffits.

Some older homes in villages like Four Elms are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

Why act early in Four Elms

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Outbuildings and barns around Four Elms are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Watch for green marks down the brickwork
  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain
  • Look out for overflows when it pours

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Common questions in Four Elms

Does a conservation area affect roof work in Four Elms?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Edenbridge station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

What will the report tell me?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or send us an email.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Roofs, chimneys and gutters in Four Elms

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Chartwell, about 2 miles north, show how far back building in the area around Four Elms goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Four Elms Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Congregational Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Common roof problems in Four Elms

Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Here are some of the things we see often:

  • Choked outlets or hopper heads
  • Downpipes that are split or coming away
  • Gutters overflowing in heavy rain
  • Gutters full of debris and silt

If you let a flat or house near Edenbridge station, a dated record of the roof is useful when planning maintenance across a let.

What a good roof survey covers

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What happens on the day

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, it typically takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Four Elms can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
