Landlord roof surveys in Edenbridge

Landlord roof survey in Edenbridge: what you get

With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed ceiling stains reported by tenants and ponding or splits on flat roofs, we can find out what’s behind it, whatever the roof.

In a smaller place like Edenbridge, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When to book a survey in Edenbridge

On a shared roof, it’s not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

We’re often asked to look at:

  • Gutters overflowing onto walls
  • Missing or loose roof coverings
  • Damaged pots and flaunching
  • Ceiling stains reported by tenants

If you own a rental within reach of Edenbridge Town station, the gap between tenancies is a good time to have the roof looked at.

Before you book any roof surveyor

  • What the survey will not cover
  • Their report turnaround times
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

Why act early in Edenbridge

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. On a bungalow or cottage around Edenbridge, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Prices for landlord roof surveys in Edenbridge

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The height of the building and how the roof can safely be seen
  • Whether it is a home or a commercial building
  • The roof’s overall size
  • Which survey package you book

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

What we need to know

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Any deadline, like an exchange date
  • How the loft is reached, if there is one
  • What made you get in touch
  • The property’s address and postcode

Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we will suggest the right survey. We confirm the price before anything is booked.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a survey in Edenbridge, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you ahead of time.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices
  • Keep pets in another room

Your questions about landlord roof surveys in Edenbridge

Can a landlord with a rental near Edenbridge Town station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Edenbridge listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you work in Edenbridge?

Yes. We cover Edenbridge and the rest of Kent, as part of our work across London and the South East. For a price, ring 07833 053749 or send us an email.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be and we’ll say so.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What a landlord roof survey doesn’t cover

Before you book, it is worth knowing what a survey will not do:

  • Parts of the roof we can’t safely see or access
  • A full structural assessment of the building
  • Responsibility under a lease

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.

What we check

  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs

Roof by roof

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. We note what we can see.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Roofs, chimneys and gutters in Edenbridge

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Edenbridge has a long history of building, with Hever Castle about 2.4 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Edenbridge Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
