Storm damage roof reports in Edenbridge

Storm damage roof reports for homes and businesses in Edenbridge

Each roof is looked at from the safest viewpoints available: from the ground, from windows and higher points, from the roof space and from the roof where it’s safe. We photograph and describe each area of damage. We note any part we couldn’t see. The report, with photos, is yours to pass to your insurer. Typical surveys look at water coming in after the storm and roofs hit by falling trees, on flashings, slate and tile slopes and flat roofs.

In a smaller place like Edenbridge, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. Let us know when it happens when you contact us. The gutters on the most exposed side can overflow too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Storm damage roof reports around Edenbridge

Historic houses such as Hever Castle, about 2.4 miles south-east, show how far back building in the area around Edenbridge goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For an older house near a landmark such as Church of St Peter and St Paul, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you own a rental within reach of Edenbridge Town station, tracing a leak quickly matters when a tenant is living with it. If you look after a building like Edenbridge Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take about one to two hours for most homes, depending on how much of the roof was hit. In a smaller place like Edenbridge, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Hold on to fallen pieces of the roof where you can
  • Take photos of stains and damp inside
  • File receipts for anything you pay for
  • Note the date and time you first saw the damage

If you’re unhappy with how your insurer handles the claim, you can complain to them first. After that, you may be able to take it to the Financial Ombudsman Service.

Check the roof from the ground after strong winds. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What a storm damage roof report does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A price for the repairs
  • What your policy covers, which depends on its wording
  • Damage hidden under coverings or inside the structure, without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

Your questions about storm damage roof reports in Edenbridge

Will you come out to Edenbridge?

Yes. Edenbridge is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Edenbridge?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does the survey take?

Expect it to take an hour or two at a house, and longer if the damage is spread across a large roof. The written report follows by email.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you tell me if my claim will be paid?

We cannot say whether a claim will be paid. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, though we can’t predict the outcome.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
