Flat roof survey in Edenbridge

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. Common reasons to book are ponding water that doesn’t drain away and blisters and bubbles in the covering, across felt flat roofs, upstands and outlets and EPDM rubber.

In smaller places like Edenbridge, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Homes around Edenbridge frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Check the loft hatch can be reached
  • Show us where any leaks or stains appear

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. On a bungalow or cottage around Edenbridge, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

What helps most when you contact us:

  • Any photos you have, taken from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Plan a survey before the covering reaches the end of its usual life
  • Note where water lies after a downpour
  • Make sure new fixings through the roof are properly sealed
  • Keep clear of rooflights and fragile roof sheets

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

What a flat roof survey looks like in Edenbridge

The wider area around Edenbridge has a long history of building, with Hever Castle about 2.4 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you let a flat or house near Edenbridge Town station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Edenbridge Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of St Peter and St Paul, flat-roofed rear additions and dormers added over the years are worth checking.

FAQs for Edenbridge

Is Edenbridge within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Edenbridge is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Does the survey cover asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
