Flat roof survey in Pootings: what you get
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed cracked or split membrane and raised blisters across the surface, a survey will tell you what’s going on.
Some older homes in villages like Pootings are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

How do I arrange a flat roof survey in Pootings?
The quickest way is to ring 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we will say so and suggest what would help.
What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the deck or insulation hidden under the covering
- Structural calculations, which need a structural engineer
- Parts of the roof that are not safe to walk on or view
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
What we check
- Upstands and outlets
- Felt flat roofs
- EPDM rubber
- Single-ply membranes
- GRP fibreglass
- Mastic asphalt
Flat and commercial roofs around Pootings
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Chartwell, about 1.4 miles north, is one of the historic houses in the wider area around Pootings. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
For landlords with property near Edenbridge station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to Congregational Church: the joins between later flat roofs and the old walls are where problems usually start. Take a building like Four Elms Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Pootings is about 6 miles south-west of Sevenoaks, in Kent. We visit Pootings as part of our work across Kent, for homes and businesses alike. We cover towns and villages across Kent, from the larger towns to small villages. You can also see our page for Crawley.

What happens on the day
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Pootings, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.

Why it’s worth a survey now in Pootings
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. For older village homes like those around Pootings, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Surveys for landlords and agents in Pootings
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.
Different roofs, different checks
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Book a survey every few years
- Note any new marks on ceilings beneath the roof
- Check the outlets after the leaves fall
- Treat rooflights and old sheeting as fragile
After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
