Flat roof survey in Mowshurst: what you get

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We’re frequently asked to look into water getting in at rooflights and failed upstands where the roof meets a wall, across single-ply membranes, upstands and outlets and EPDM rubber.

Older buildings in small places like Mowshurst may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Flat roofs in Mowshurst

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Hever Castle about 2.3 miles south-east, Mowshurst sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Edenbridge Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Church of St Peter and St Paul: the joins between later flat roofs and the old walls are where problems typically start.

Mowshurst is about 7 miles north-east of East Grinstead, in Kent. Whether the building in Mowshurst is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Kent. You can also see our page for Crawley.

Questions from Mowshurst

Do you cover smaller places like Mowshurst?

Yes, Mowshurst is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Mowshurst listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

How do I arrange a flat roof survey in Mowshurst?

The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will recommend the right survey. Surveys run on weekdays and at weekends.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

Do you need a flat roof survey in Mowshurst?

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.

Signs worth acting on include:

  • Upstands pulling away from walls
  • Raised blisters across the surface
  • Cracked or split membrane
  • Ponding water that does not drain away

For landlords with property near Edenbridge station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to check before booking

  • Is VAT included in the price?
  • What experience they bring
  • Will the report include photos?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

What we check

  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like Mowshurst, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey
