How a storm damage roof report works in Langton Green

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there is access, and the roof itself where that is safe. Every area of damage is photographed and described. If part of the roof can’t be seen, the report says so. You get a photo-illustrated written report to give to your insurer. If you are worried about gutters pulled loose in the wind and stains appearing after strong winds, a survey will tell you what’s going on.

Around Langton Green, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

How we price storm damage roof reports

Prices always include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • Roof area
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

There is no need for technical words. Just tell us:

  • Any photos you have, taken from ground level or a window
  • When you need the report by
  • The property’s address and postcode
  • Anything about access we should know

To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

The survey, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about one to two hours for most homes, depending on how much of the roof was hit. A visit to Langton Green is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Before we arrive

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it is shared
  • If it is not your property yet, arrange access through the agent

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

What a storm damage roof report looks like in Langton Green

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses such as Groombridge Place, about 1.5 miles south-west, show how far back building in the area around Langton Green goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Tunbridge Wells station, a clear finding on where water gets in helps you brief a roofer right away. For businesses in and around places such as The Corn Exchange, finding where water is getting in quickly keeps disruption down. Anyone responsible for a site like Langton Green Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Hold on to fallen pieces of the roof where you can
  • Keep a note of the date of the storm
  • Don’t go onto the roof to take pictures
  • Look at what your policy says about wear and tear

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.

Roof by roof

Chimney stacks

High winds can loosen pots, cowls and aerials on stacks. The report notes any damage to the stack.

Flat roof coverings

Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.

Landlord and commercial surveys in Langton Green

Freeholders and residents’ companies use a roof report to plan and budget.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on any day of the week, which can make access easier.

FAQs for Langton Green

How do I find out if my home in Langton Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Langton Green within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

How long does the survey take?

It typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. We’ll confirm the timing when you book.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Are you loss adjusters?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Is there a set wind speed for storm damage?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
