Roof surveys in Leigh

About our roof survey in Leigh

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Typical surveys look at loose ridge or hip tiles and blocked, sagging or leaking gutters, on flat roofs, natural slate and clay and concrete tiles.

In a small place like Leigh, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in Leigh

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Problems we come across often include:

  • Flashings that have come away from the wall
  • Leaning or weathered chimney stacks
  • Cracked mortar along the ridge
  • Slipped, cracked or missing slates and tiles

Homes near green spaces such as Haysden Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • How soon the report will arrive
  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • Their track record with similar roofs

What a good roof survey covers

Why act early in Leigh

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Outbuildings and barns around Leigh are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Different roofs, different checks

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Leigh

How do I find out if my home in Leigh is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Leigh (Kent) station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

How long does a roof survey take?

It usually takes about one to two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will the report say how many years my roof has left?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.

Leigh homes and their roofs

The wider area around Leigh has a long history of building, with Penshurst Place about 2 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For landlords with property near Leigh (Kent) station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Leigh Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for a house, and more on a big or complicated roof. Somewhere as small as Leigh, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Advice

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The condition of the rest of the building (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
