About our roof survey in Bidborough
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. If you’re worried about standing water on a flat roof and worn lead at chimneys and abutments, we can find out what’s behind it.
In a small place like Bidborough, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Why act early in Bidborough
Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. In a place like Bidborough, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

How the survey changes by roof type
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.
Natural slate
Slate is common on older homes in London and the South East. Widespread slipping normally points to corroded nails, which we describe in the report.
Local roofs in Bidborough
Historic houses like Penshurst Place, about 2.3 miles west, show how far back building in the area around Bidborough goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Living close to Haysden Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For landlords with property near Leigh (Kent) station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for example near Royal Victoria Place, a dated report on the roof is useful for planning and for any lease discussions.

How it works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Bidborough can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a photo-illustrated written report and recommendations.
Preparing for the visit
- Let us know about parking before the day
- Find any records of previous roof work

Bidborough questions
Is my home in Bidborough listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near Leigh (Kent) station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Do you cover Bidborough?
Yes. We survey roofs across London and South East England, Bidborough included.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
How do I arrange a roof survey in Bidborough?
Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Honest limits
In fairness, a roof survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that’s a RICS home survey)
- Structural calculations (that is a structural engineer’s job)
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.
What this survey covers
- Chimney stacks
- Lead flashings
- Flat roofs
- Clay and concrete tiles
- Natural slate
- The roof space
- Ridges, hips and valleys
Can I check my roof myself?
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
