Roof surveys around Tudeley Hale

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Tonbridge station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Old Soar Manor, about 5 miles north, is one of the historic houses in the wider area around Tudeley Hale. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. For site and facilities teams at buildings like The Schools at Somerhill, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

About our roof survey in Tudeley Hale

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you’ve noticed flashings that have come away from the wall and slates or tiles that have slipped or broken, we can find out what’s behind it.

Somewhere as small as Tudeley Hale, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Why get it checked now?

Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention. In a small place like Tudeley Hale, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.

What you get with us

  • Visits on any day of the week
  • 5,000+ surveys completed
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • PI and public liability insurance

Useful tips for Tudeley Hale property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Stay off ladders and the roof
  • Have details of recent roof work to hand
  • Check we can open the loft hatch
  • Mention any flat roofs as well as the main roof

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Prices for roof surveys in Tudeley Hale

The price reflects the time and kit the roof needs. That comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building
  • How big the roof is
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Getting in touch

There is no need for technical words. It’s enough to tell us:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Tudeley Hale questions

Do you survey roofs for landlords with property near Tonbridge station?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.

Does a conservation area affect roof work in Tudeley Hale?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Tudeley Hale in your area?

Yes. We survey roofs in Tudeley Hale and the rest of Kent, as part of our work across London and South East England. For a price, phone 07833 053749 or email us.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

How do I arrange a roof survey in Tudeley Hale?

Just ring 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Honest limits

It helps to know what a survey will not do before booking:

  • What’s under the slates, tiles or felt
  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • Natural slate
  • The roof space
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Tudeley Hale, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent
  • Mention any parking restrictions on your street

Getting a price

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
