Roof surveys around Penshurst

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Penshurst Place about 0.4 miles north-east, Penshurst sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near Church of St John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Penshurst station may find that the gap between tenancies is a good time to have the roof looked at.

Penshurst is about 5 miles north-west of Royal Tunbridge Wells, in Kent. We carry out roof surveys in Penshurst for houses, flats, blocks and commercial buildings. Across Kent, we cover Penshurst. Crawley is in our area too.

About our roof survey in Penshurst

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Common reasons to book are gutters that overflow in heavy rain and loose ridge or hip tiles, across flat roofs, chimney stacks and ridges, hips and valleys.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of any kind
  • Whether the roof structure meets design loads
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Chimney stacks
  • The roof space
  • Lead flashings
  • Clay and concrete tiles

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Penshurst, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Check pets are kept safely away
  • Find any records of previous roof work

Questions from Penshurst

I let a flat near Penshurst station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Does a conservation area affect roof work in Penshurst?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What’s the best way to book?

The quickest way is to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. We survey seven days a week.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What we look for on each type of roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

What a survey costs

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

When to book a survey in Penshurst

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Problems we come across frequently include:

  • Cracked or blistered flat roof coverings
  • Loose chimney pots
  • Lifted, split or missing lead flashings
  • Valley linings that have cracked or split

Living close to Chiddingstone Castle Park and Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • Whether VAT is in the quoted price
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Outbuildings and barns around Penshurst are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.
