Knockholt Roof Survey
A roof condition survey for homes and buildings for Knockholt, from an experienced roof surveyor. You get a clear written report with photographs.
- Cracked or blistered flat roof coverings
- Blocked, sagging or leaking gutters
- Torn or sagging underlay
How the survey changes by roof type
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
Roof survey in Knockholt: what you get
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey the roof space, ridges, hips and valleys and clay and concrete tiles, and the problems we’re asked to look at most are leaking gutter joints and downpipes and water stains on rafters and ceiling joists.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Why it is worth a survey now in Knockholt
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

When to book a survey in Knockholt
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.
We are often asked to look at:
- Valley linings that have cracked or split
- Slates or tiles that have slipped or broken
- Worn lead at chimneys and abutments
- Leaning or weathered chimney stacks
Historic houses like Down House, about 2.7 miles north-west, show how far back building around Knockholt goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Before booking any roof surveyor
- How much experience they have with roofs like yours
- What follow-up you get after the report
- What they will not be able to tell you
- How they’ll see the roof: from the ground, the loft, the roof or by drone
What a roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- How the roof will behave in every kind of weather
- A full building survey of the property
- Whether the roof structure meets design loads

Roof surveys in Knockholt: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Knockholt station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near St Katharine's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from Knockholt
Do you cover smaller places like Knockholt?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a landlord with a rental near Knockholt station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you go up on the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
How long will you be at the property?
Allow about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.
Can you survey in bad weather?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Around Knockholt, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photographs and recommendations.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
