Roof survey in Little Mill: what you get

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey natural slate, the roof space and clay and concrete tiles, and the problems we are asked to look at most are cracked or blistered flat roof coverings and gaps in the roof where coverings have gone.

Somewhere as small as Little Mill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Gather any paperwork for past roof work
  • Mention any damp patches when booking
  • Do not climb onto the roof yourself
  • File the report with your home documents

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Honest limits

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads

What we do, step by step

Every roof is different, but as a rough guide the survey takes an hour or two on an ordinary house, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. For a village or hamlet like Little Mill, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • For flats, check roof access has been agreed
  • If you’re buying, check with the agent that we can get in

How to book

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Advice

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Local roofs in Little Mill

Old Soar Manor, about 4.4 miles north-west, is one of the historic houses in the wider area around Little Mill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Beltring station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like East Peckham Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

When to book a survey in Little Mill

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

It is worth booking a survey if you’ve seen:

  • Standing water on a flat roof
  • Blocked, sagging or leaking gutters
  • Torn or sagging underlay
  • Loose ridge or hip tiles

The streets around a church such as Church of the Holy Trinity are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • What they won’t be able to tell you
  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • What experience they bring

What a good roof survey covers

Your questions about roof surveys in Little Mill

Is Little Mill within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Beltring station?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
