Roof surveys in Marden

How a roof survey works in Marden

We survey roofs in Marden and across London and the South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or drop us an email. If you’ve noticed water stains on rafters and ceiling joists and leaking gutter joints and downpipes, a survey will tell you what’s going on.

In a smaller place like Marden, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for most homes, depending on how many separate roofs there are. In a smaller place like Marden, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Advice

What a roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of any kind
  • A promise that the roof won’t leak in future
  • Walls, floors and services below the roof

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • The roof space
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings

Do you need a roof survey in Marden?

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Typical things we’re asked to look at include:

  • Leaning or weathered chimney stacks
  • Slates or tiles that have slipped or broken
  • Loose ridge or hip tiles
  • Standing water on a flat roof

For site and facilities teams at buildings such as Marden Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book any roof surveyor

  • What the report includes, and whether it has photographs
  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?
  • Their report turnaround times

What a good roof survey covers

Roofs, chimneys and gutters in Marden

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near St Michael and All Angels Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Marden station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Useful tips for Marden property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand
  • Keep a record of damp patches and dates
  • Look for debris in the garden after high winds

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Why it’s worth a survey now in Marden

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. In a smaller place like Marden, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Marden questions

Do you survey roofs for landlords with property near Marden station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Do you cover smaller places like Marden?

Yes, Marden is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

How long does a roof survey take?

The visit usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. We’ll confirm what to expect when we arrange the visit.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
