Landlord roof surveys for homes and businesses in Marden

Our landlord and block roof surveys cover Marden and the rest of London and South East England. Time on site usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. We inspect from the ground, vantage points, the loft space and the roof where it is safe including by drone where applicable. You then get a photo-illustrated written report. If you are worried about mortar falling from ridges and verges and chimney stacks in poor repair, we can find out what’s behind it, on blocks of flats, flat roofs on blocks and converted houses alike.

Around Marden, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Get legal advice on lease responsibilities
  • Tell tenants when we are coming
  • Put urgent roof work at the top of the list
  • Have gutters and outlets cleared every year

We do not advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.

FAQs for Marden

Does a conservation area affect roof work in Marden?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Marden station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How long does the survey take?

Time on site depends on the roof; most visits take roughly 1–2 hours for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. A visit to Marden is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make a note of anything you’d like us to look at

What we’re asked to look at in Marden

Many blocks and converted houses have several roof types. Each wears differently, and flat roofs over rear additions often need attention sooner.

A survey makes sense if you’ve noticed:

  • Mortar falling from ridges and verges
  • Gutters overflowing onto walls
  • Chimney stacks in poor repair
  • Parapets and upstands in poor repair

If you look after a building like Marden Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

Landlord roof surveys around Marden

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take an older house close to St Michael and All Angels Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Marden station, a dated record of the roof is useful when planning maintenance across a let.

When you need someone else

A survey is a close look at the let or shared roof, but it can’t do everything. Its limits include:

  • Responsibility under a lease
  • A full structural assessment of the building
  • The rest of the building, as a RICS Level 2 or 3 survey would
