Boxley Roof Survey
Know where you stand with the roof before you spend money on it. We carry out roof surveys in Boxley.
- Cracked or blistered flat roof coverings
- Leaking gutter joints and downpipes
- Debris building up in roof valleys
What a roof survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- The condition of the rest of the building (that is a RICS home survey)
- An exact number of years the roof has left
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
What we check
- Ridges, hips and valleys
- Clay and concrete tiles
- Lead flashings
- Flat roofs
- Chimney stacks
- Natural slate
- The roof space
About our roof survey in Boxley
We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. We survey flat roofs, the roof space and chimney stacks, and common reasons people get in touch are loose ridge or hip tiles and debris building up in roof valleys.
Somewhere as small as Boxley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What we look for on each type of roof
Natural slate
Slate is common on older homes in London and the South East. Widespread slipping usually points to corroded nails, which we describe in the report.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That’s why we look at them closely.
Boxley: your questions answered
Is Boxley within the area you cover?
Yes, Boxley is on our map. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Boxley?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
How long does the visit take?
The visit normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How do I arrange a roof survey in Boxley?
It’s easiest to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays and at weekends.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Prices for roof surveys in Boxley
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- Roof area
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your roof before booking.
What to let us know when you get in touch
There’s no need for technical words. Just tell us:
- When you need the report by
- How the loft is reached, if there is one
- What made you get in touch
- Any marks or damp showing indoors
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.
How it works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most houses, and longer for a large or complex roof. In a hamlet or village like Boxley, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Agree roof access with the managing agent if it’s shared
- Have keys ready for side gates, garages or roof access doors
- Point out any leaks or damp patches
How to book
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Roof surveys around Boxley
With Stoneacre about 4 miles south, Boxley sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
The streets around a church like St Mary's and All Saints Church are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places like Fremlin Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Maidstone East station, a dated record of the roof is useful when planning maintenance across a let.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Mention any flat roofs as well as the main roof
- Find records of any re-roofing or repairs
- Watch for slipped slates after bad weather
- Check we can open the loft hatch
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
