Roof survey in Hale, Medway
A roof condition survey for homes and buildings for Hale, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Crumbling chimney pointing or cracked flaunching
- Gutters that overflow in heavy rain
- Ponding, splits or blisters on flat roofs
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Roof survey in Hale: what you get
There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. If you’re worried about loose chimney pots and leaking gutter joints and downpipes, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Hale frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photos and recommendations.
Preparing for the visit
- Check the loft hatch can be reached
- Buyers: confirm access with the estate agent or seller
- Keep pets out of the way during the survey

What affects the price in Hale
Not every roof costs the same to survey, for these reasons:
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.
Booking your survey
When you call or email, these details help:
- Dates you are working to, such as exchange
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- Pictures from the garden or a window, if you have them

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Faults hidden behind ceilings or boarding
- An exact number of years the roof has left
- Walls, floors and services below the roof
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

- Flat roofs
- Natural slate

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Have details of recent roof work to hand
- Let us know about past leaks
- Include dormers, porches and garages when you book
- Check the roof from the ground after storms
Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Roof surveys in Hale: local notes
Hale is within about 3 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. With Restoration House about 2.7 miles north-west, Hale sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Trees in and around Darland Banks shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For landlords with property near Gillingham (Kent) station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Hale is about 1 mile south-west of Gillingham, in Medway. We carry out roof surveys for homes and businesses in Hale and the surrounding area. Our area takes in places right across Medway, from the larger towns to small villages. We also survey roofs in Maidstone.

Common questions in Hale
Will you come out to Hale?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is the coastal weather around Hale hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or use the contact form.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll explain what’s needed.
Will the report say how many years my roof has left?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
