Landlord roof surveys near Hale

Hale: your questions answered

Is the coastal weather around Hale hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

I let a flat near Gillingham (Kent) station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.

Do you cover Hale?

Yes. We survey roofs across London and South East England, Hale included.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

About our landlord roof survey in Hale

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We survey shared roofs, flat roofs on blocks and gutters and downpipes, and the problems we’re asked to look at most are ponding or splits on flat roofs and failed flashings at walls and chimneys.

Older buildings in small places like Hale may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Somewhere as small as Hale, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building

What happens if roof problems are left?

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait helping you spread the work. Where a roof is exposed, as many are in small places like Hale, driving rain gets into any weakness, and damp in older walls is slow to dry out.

How we price landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Getting in touch

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • What made you get in touch
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them

For a price for landlord roof surveys in Hale, ring 07833 053749 or email us. The address, the type of property and what you’d like to know help us give you an accurate price.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded where we can see them safely.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

What we’re asked to look at in Hale

Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.

Common reasons to book include:

  • Flashings that have come away
  • Missing or loose roof coverings
  • Ceiling stains reported by tenants
  • Damaged party-wall upstands or parapets

The streets around a church such as Christ Church are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What a good roof survey covers

Landlord roof surveys in Hale: local notes

Hale is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Shop and office owners around Pentagon Shopping Centre may find that a roof report helps plan work around trading rather than after a leak. If you let a flat or house near Gillingham (Kent) station, the gap between tenancies is a good time to have the roof looked at.
