About our pre-purchase roof survey in Lower Twydall

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. Common reasons to book are roof slopes that look uneven or sagging and bitumen or mortar used in place of proper repairs, on chimney stacks, the roof space and natural slate.

For a small place like Lower Twydall, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Lower Twydall questions

Does a conservation area affect roof work in Lower Twydall?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Lower Twydall?

Yes, Lower Twydall is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Do you inspect the roof from on top?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

How long does a pre-purchase roof survey take?

On site, it usually takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or email us.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

When you need someone else

It helps to know what a survey will not do before booking:

  • Walls, floors, services and rooms below the roof
  • Defects hidden under coverings or inside walls without opening up
  • Whether timbers meet design loads

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Watch for stains or fresh paint on ceilings below the roof
  • Request records of any re-roofing
  • Do not leave it until just before exchange
  • Share the report with your solicitor

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Lower Twydall can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Tell us about parking before the day
  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we’re looking at

Buying a home or a new roof in Lower Twydall

The coast is about 1 mile or less from Lower Twydall, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Holy Trinity Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. How the survey changes by roof type

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. We will say if the flue needs a specialist.
