What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A flight where airspace permission is refused
  • The underside of the roof (that needs an inside check)
  • Flights in high wind or heavy rain

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

What this survey covers

  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs

About our drone roof survey in Lower Twydall

Drones need reasonable weather. High wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you’ve noticed blocked valleys and parapet gutters and slipped or missing slates on a high roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Lower Twydall, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Clear the loft hatch so we can check inside too
  • Tell us the exact address when booking
  • Let us know what you want to see
  • Keep a clear space in the garden or drive for take-off

We email the report to you, with close-up photographs from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Look at the roof from ground level after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

What we look for on each type of roof

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You cannot see it from the street at all, but it is plain to see from the air.

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Rural addresses near Lower Twydall can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Leave side gates unlocked
  • Tell us about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work

Advice

Flying and imaging in Lower Twydall

Lower Twydall lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Take a building like Featherby Infant and Nursery School: a view from above covers a wide roof far faster than walking it. Restoration House, about 3.7 miles west, is one of the historic houses in the wider area around Lower Twydall. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. If your house is among the older ones in the streets near Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

FAQs for Lower Twydall

Do you cover smaller places like Lower Twydall?

Yes, Lower Twydall is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you fly a drone over a roof in Lower Twydall?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

How long is the visit?

It usually takes an hour or two at a typical home, though large, tall or awkward roofs take more time. You will then get the report by email, on the timescale of your package.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
