Gutter surveys in Lower Upnor

Gutter surveys for homes and businesses in Lower Upnor

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are sagging gutters and loose brackets and joints that drip after rain, across fascias and soffits, parapet and box gutters and outlets and hoppers.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

What a gutter survey looks like in Lower Upnor

The coast is about 2 miles or less from Lower Upnor, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Restoration House, about 2 miles south-west, is one of the historic houses in the wider area around Lower Upnor. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Strood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces like Lower Lines Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you run a business near Pentagon Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Pipes below ground level
  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

Roof by roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Lower Upnor, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Let us know about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Lower Upnor: your questions answered

Does being near the coast affect roofs in Lower Upnor?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Lower Upnor is within about 2 miles of the coast.

How do I find out if my home in Lower Upnor is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or use the contact form.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year
  • Keep climbers away from the eaves
  • Look out for overflows when it pours

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.
